Inquiries and bookings.When you inquire or book directly with us, we collect what you give us: name, email, phone number, stay dates, party size, and any message you send. Payments for direct bookings are processed by Stripe — we never see or store your full card number; Stripe's handling of your data is described in its own privacy policy.

Bookings made on other platforms. If you book through a platform such as Airbnb or Vrbo, that platform sends us reservation details (guest name, dates, party size, amounts) so we can manage the calendar and host your stay.

Automatically: very little.We use privacy-friendly, cookieless analytics from our hosting provider (Vercel Web Analytics and Speed Insights) to understand aggregate site usage — page views, referrers, and page performance. These tools set no cookies and store no personal identifiers. We run no advertising trackers or social-media pixels, and the site sets no cookies for visitors. Our infrastructure providers keep standard technical server logs (IP address, request time) to run and secure the service. Pages load a typeface from Adobe Fonts, so your browser makes a request to Adobe's servers as part of serving the font.

To respond to inquiries, manage reservations, host your stay, send transactional messages about your booking (confirmations, arrival details, balance reminders), meet tax and legal obligations, and keep the service secure. We do not sell your personal information, and we do not use it for third-party advertising.

We send SMS in two contexts: operational messages to our own staff and contractors (schedule and task notifications, with their consent), and messages related to your stay if you communicate with us by text. Consent to receive SMS is voluntary and is never a condition of employment, engagement, purchase, or of receiving any service. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent are not shared with any third parties.

Only service providers that operate the business on our behalf: payment processing (Stripe), email delivery, SMS delivery (Twilio), hosting and database infrastructure (Vercel, Supabase), and the booking platforms you chose to book through. Each receives only what it needs to do its job.

We keep reservation and financial records as long as needed to operate the business and meet legal, tax, and accounting requirements, then delete or anonymize them. You can request a copy of the personal information we hold about you, ask us to correct it, or ask us to delete what we are not legally required to keep — email info@moma.house and we will respond within 30 days. California residents may have additional rights under the CCPA.

If we change this policy, we will update this page and its effective date. Material changes to how we handle guest data will be disclosed before they take effect.
